Long black metal building on a wooded lot

Barndominium Construction Pickwick, TN

Pickwick property owners often need a place to live and a place to keep the boat, with neither one in a conventional subdivision house. A barndominium puts finished living quarters, a tall bay, and a porch under one post-frame roof. Spooner's Design LLC. builds these homes around Pickwick Lake and Hardin County, including lots that slope, sit near the water, or only have a narrow drive for equipment. Our barndominium overview covers the building type. Lake lots add a few rules of their own, below.

Boat Bay and Living Quarters

The bay is sized to the boat on the trailer, not to a generic garage door. Door height, apron slope, and turning room are settled at the site visit. Living space sits on the other side of a separation wall, with a mudroom so lake gear does not walk straight into the kitchen. A covered porch is usually part of the plan because that is where the house gets used. Weekend homes and full-time homes use the same shell. The insulation, kitchen, and mechanical systems are what change.

Moisture, Wind, and the Lake Lot

Hardin County humidity will show up inside a metal building that is closed up and under-insulated. We ventilate the shell, insulate the living area, and detail the roof and trim so water stays out. Wind loads are designed for the site, with posts anchored for the soil we actually find. Slopes need a driveway and a pad that drain, not a flat drawing dropped onto a hill.

Permits, Flood Zones, and TVA

Tennessee permits this as a residence once someone lives in it. Shoreline property can also fall under flood-zone rules and TVA review when the work affects the shore or a viewshed. We identify those reviews before construction, the same way we do on Pickwick pole barns. A storage building with no living space stays on the pole barn scope. A home does not.

Schedule

Difficult access and extra reviews add time before the shell starts. After permits, the shell is often a few weeks of construction, and a finished interior runs longer, commonly several months. The written estimate follows the site visit.

Pickwick Barndominium Questions

Can this be a weekend house?

Yes. We still permit and insulate the living side as a residence. You can keep the finish simpler than a full-time home, and you can leave the bay unconditioned.

Do you build on the water?

We build on lakefront and near-lake property when the lot can be permitted. Flood elevation, TVA requirements, and access for concrete trucks are confirmed before we commit to a start date.

What if I only need boat storage?

Then you do not need a barndominium. A pole barn protects the boat for less and skips the residential finish. We will recommend that when it matches the project.
