Barndominium Construction Tupelo, MS
Tupelo owners who want a house and a real shop usually have the land for it outside the tighter in-town lots — toward Saltillo, Verona, Plantersville, Baldwyn, and the rest of Lee County. Spooner's Design LLC. builds barndominiums as post-frame homes: a metal shell, finished living quarters, and a clear-span bay for trucks, toys, or a workshop. The regional overview is on our barndominium page. Licensed contractors handle electrical, plumbing, and HVAC.
Where These Homes Fit Around Tupelo
A 40-foot-wide building with an overhead door needs setbacks, a driveway that can take concrete trucks, and room to turn a trailer. That is common on county acreage and uncommon on a standard city lot. Before we draw a plan, we check zoning, setbacks, and any subdivision rules. If the lot cannot hold the building, we will say that at the site visit instead of forcing a design.
Living Space Plus a Working Bay
The plans we draw for Lee County usually put bedrooms and the porch away from the shop door. A mudroom sits between the bay and the kitchen. Ceiling height is set by the tallest vehicle, then we see whether a loft fits over the living side. Insulation and ventilation are specified for Mississippi humidity so the living area can be heated and cooled. The shop can stay unconditioned.
Finish Level
You can stop at a dried-in shell and finish rooms later, or build a move-in-ready interior with kitchens, baths, flooring, and trim. The shell has to be planned for residential use either way — plumbing paths, window egress, and a separation wall are not easy to add after the slab is poured. If you want a shop only, a garage or pole barn is the simpler project.
Permits and Schedule
Lee County and the City of Tupelo do not treat a home inside a metal building as farm storage. We permit it as a residence and schedule the inspections. A shell can be up in a few weeks after permits and materials. A finished home commonly takes several months. The written estimate follows a site visit and the floor plan you want.

Tupelo Barndominium Questions
Can you build inside the Tupelo city limits?
Sometimes. It depends on zoning, setbacks, and whether a metal building of this size is allowed on that parcel. County acreage is the more common fit. We verify the rules before design work goes far.
Do you build in Saltillo and Baldwyn too?
Yes. We cover Tupelo, Saltillo, Verona, Plantersville, Baldwyn, and surrounding Lee County, plus nearby communities we already serve.
Can I finish the inside myself?
Some owners take the shell and finish rooms on their own schedule. Rough-in for plumbing and electrical still needs licensed contractors, and the shell has to be planned for those trades. We spell out what is included before you choose a shell-only scope.
